Caretaker with Concierge Duties - West Belfast / Dunmurry

JOB PURPOSE: 

Concierge / Caretaker staff will ensure the high rise blocks are kept clean as well as carrying out regular checks / inspections of the building to minimise vandalism etc. There may be associated administrative duties.

To provide a full range of cleaning and general caretaking services connected with Hostels

To be the Housing Executive’s first point of contact to residents within the area of responsibility.

 

 MAIN DUTIES: CONCIERGE

1. To ensure the security of the block and to restrict access by use of closed circuit television, controlled entry, etc. and to carry out regular patrols of the buildings to minimise vandalism.

 

2. To provide a comprehensive reception service by receiving and directing visitors to the complex, recording tradesmen and emergency services into blocks, advising residents on general enquiries with regard to general housing matters.

 

3. To ensure the blocks are kept clean and tidy including foyer areas, lifts, stairs, bin rooms, all common glass, tiles and metal work and the immediate area around the block.  To liaise with the Hostel Coordinator to ensure standard of environmental maintenance is adhered to.

 

4. To change over and replace as required full bins and check for chute blockages.

 

5. To check the correct functioning of all essential common services within the block including water pumps, dry risers, lifts, lighting surveillance and access equipment etc. and to notify Hostel Coordinator of any repairs required.

 

6. To provide a condition report with vacating tenant during removal to ensure that fixtures and fittings are intact.

 

7. To carry out regular inspections of void houses to ensure security, identify vandalism etc. and to issue and receive keys from authorised tradesmen, residents, etc.

 

8. To visit all new residents to advise on the concierge services available and the operation of door entry / CCTV systems.

 

9. To keep an up to date register of all tenants within each block including where appropriate details of next of kin, doctors etc, and contacting them where necessary (information retained subject to the tenants consent).

 

10. To provide a landing cleaning service for the elderly or infirm and void properties in accordance with the established cleaning rota.

 

11. To carry out regular checks of the buildings to ensure residents adhere to tenancy lease and advise any breaches to the Housing Officer. 

 

12. In conjunction with Housing Officer, to carry out accompanied viewings with prospective new tenants.

 

13. To carry out minor clear outs of void properties, e.g. removing any boxes, papers etc.

 

14. To act as a point of contact for residents by taking repairs (subject to tenants consent), calling out emergency services, referring enquiries to other agencies/services where appropriate.

 

15. To ensure that workstation is manned at all times.

 

16. In conjunction with District Office staff ensure customers are advised of local meetings, newsletters etc, attend meetings and complete progress reports, suggest improvements to service as required.

 

17. To co-operate on the review of methods and the introduction of new/equipment/technology.

 

18. To ensure that the duties and/or responsibilities as defined in the Department's Health and Safety Policy are implemented within the sphere of operation of the post with particular reference at all times to the Health and Safety of employees and members of the public.

19. Other duties appropriate to the post and in line with the needs of the organisation.

 

GENERAL DUTIES: CARETAKER

1.    Report repairs to CSU in a timely manner and follow up to ensure completion.

 

2.    Liaise with residents, CSU and Area Office regarding repairs, complaints, general enquiries etc.

 

3.    Provide cover within normal working hours, as required, at any of the flat blocks within the North And West Belfast Area. (Cover outside normal working hours would be by way of agreed overtime).

 

4.    Any other duties as required.

 

FIRE PREVENTION / HEALTH & SAFETY

1.    Carry out daily/weekly/monthly checks as required, and completion of associated health and safety check lists.

 

2.    Daily inspection of means of escape.

 

3.    Weekly check of fire doors to ensure self-closing devices is in operation.

 

4.    Immediately raising any areas of concern with CSU and/or Area Office.

 

5.    Ensuring all communal areas and bin chute areas are clean and clear at all times.

 

6.    Ensure that no unauthorised persons enter the building. 

 

7.    Any other duties as required.

 

CLEANING

 

1.    Ensure the highest possible standard of cleanliness of all flats (Details of what needs to be cleaned)

 

2.    Any other duties as agreed

 

3.    Raising orders for supplies

 

 REQUIREMENTS:

 Essential Criteria

·         access to a form of transport which will enable you to perform the duties of this post

 

·         caretaking / cleaning / maintenance role 

 

Desirable Criteria:

·         Experience in counselling and first aid skills

 

·         Experience a social care / welfare field,
