Contracts Director

The CSR Group have been retained by one of Northern Irelands fastest growing leading, medium sized contractors, to recruit a Contracts Director.

The successful candidate will be the head of the operations and delivery team on commercial projects, whilst managing the team to provide a quality product, safely and professionally, within set budgets and agreed timescales, while ensuring the highest levels of customer satisfaction

Key Responsibilities:

  • In accordance with corporate responsibility for the business, work effectively as part of the senior management team and take a “whole company” perspective to managing issues.
  • To take overall responsibility for the delivery off all projects in accordance with all Company and statutory SHEQ regulations.
  • To deliver the corporate governance responsibilities which requires the job holder to actively promote best practice throughout the company.
  • To fully embrace the corporate responsibility for the management of the company; including the general running of the company, setting budgets, minimising risks, maximising opportunities, achieving the company’s targets; and seeking to positively influence the progression and growth of the company.
  • To report to the MD and prepare detailed reports and KPI’s for all management meetings
  • Responsible for effectively managing the commercial Construction function to ensure best practices are followed, high quality is maintained, programmes are adhered to, management of supply chain is maximised, costs are controlled, maximising revenue generation, and contributing to the company’s operating profit and increasing the value added to the company.
  • Ensuring Construction Programmes are in place to deliver the projects in conjunction with the Contracts Managers
  • Ensuring appropriate construction methodologies are in place for each project
  • Review and identify critical path issues and put plans in place to meet key dates.
  • Identify in advance a schedule of information required to meet the build programme and circulate as necessary.
  • Ensuring construction stage programmes are in place and monitor and review weekly in conjunction with the Contracts Managers to ensure adherence to programmes.
  • Ensuring the preparation of a detailed procurement programme for all projects
  • Liaise regularly with the Commercial Department on the timely appointment of suitable sub-contractors and suppliers to ensure adequate resources and expertise to achieve required quality within agreed timescales and budgets
  • Monitor and inspect projects regularly to ensure that all quality control procedures are being adhered to and that the highest standards of build are being achieved and reflected in Audit results.
  • Visit each site on a regular basis.
  • Ensure all sites are delivered within budget.
  • Identifying and recording variations.
  • Attend all cost value reconciliation meetings to review costs and take necessary action to rectify variances.
  • Review all extra over costs and variation orders to minimise cost whilst ensuring programme and quality is achieved.
  • Ensure the right quantity and calibre of staff are recruited, and in accordance with company policy and procedures.
  • Lead, motivate, communicate with and develop staff to ensure they are fully motivated to achieve best performance to meet the company’s needs.
  • Ensure the Department runs in accordance with Company Policies and Procedures.
  • Ensuring overall staffing costs are in line with the project budget.
  • Ensure that poor performance is not tolerated and is remedied via support, training or disciplinary action as appropriate.
  • Recognise and encourage excellent performance
  • Comply with responsibilities as laid down in the Company’s Health, Safety, Environmental and Quality Policy in order to ensure a safe working environment for employees, sub-contractors and members of the public.
  • Review specific training needs with the SHEQ Manager and ensure appropriate training throughout the team
  • Monitor and continually review the quality being produced to ensure that at all stages of construction are delivered to the required standard.
  • Review services to clients, both pre and post completion, with Contracts Managers and the SHEQ Manager to ensure the delivery of high levels of customer satisfaction
  • Attend monthly Senior Management Team meetings and keep the team fully informed of site issues and progress
  • Prepare papers for inclusion in Company Board Pack, present current issues when requested at Board Meetings
  • Build and maintain effective working relationships with all stakeholders

Essential Criteria

  • A minimum of 10 years’ experience in the commercial construction sector
  • A minimum of 5 years’ experience in a Senior Management Team gained in a construction related business with a turnover in excess of £20million
  • Strong leadership skills
  • Strong commercial understanding of the construction process
  • Ability to motivate people and drive production within set budgets
  • A proven track record in delivering construction projects on time and to budget in a management role
  • Driving License
