Operations Manager / Director (Residential)
The Role:
CSR require an Operations Manager / Director to join our NI based residential contractor.
Following a period of rapid growth and expansion, they are keen to appoint to a new post of Operations Director to help lead the organisation from strength to strength.
This is a key role to support the Managing Director in overseeing the delivery of the company objectives across various sites throughout the project lifecycle. Accountable to the board for reporting progress and development across the organisation.
Main responsibilities of the Operations Director include:
Key Responsibilities & Duties:
1. Project Management & Cost Forecasting
1.1 Work closely with the Site Managers to plan, monitor, evaluate and communicate project progress using Microsoft Projects. You will;
1.2 Be proactive to trouble shoot and problem solve any conflicts or issues that arise in any element of project delivery.
1.3 Produce and analyse progress reports including monthly papers to the board on key milestones of projects progress and update forecasts and costs.
1.4 Working closely with the finance department with regular reporting to ensure as accurate as possible forecasting of spends across the various projects.
2. Procurement & Contracts Oversight
2.1 Create and lead a company procurement process and procedure for purchasing requirements across the project (from utilities, materials, subcontractors)
2.2 Ensure company engagement with sub-contractors complies with all regulations and good practice in regards to health and safety and contractual law.
2.3 Oversee the Quantity Surveyor in obtaining 3 detailed cost quotes for various elements of the build.
2.4 Responsible to develop and implement contracts to be put in place with the subcontractors and billing schedules / payment notices.
3. Health, Safety & Environmental
3.1 Work closely with the site team ensuring implementation of Health & Safety procedures and practices. Ensuring standards of Safe T certification are maintained and always driving forward for improvements and enhancement of the Company’s procedures to be the best they can be.
3.2 Strong understanding of the insurance cover in place and responsible to communicate and enforce restrictions and perimeters. Review appropriateness of cover and preventing unnecessary exposure and risk. Recording and managing situations alongside the Managing Director if an insurance claim arises.
3.3 Drive a culture of waste reduction throughout the build process.
3.4 Lead the company through the process of approval for Considerate Constructors Scheme.
3.5 Working with the team to acquire further accreditation and certification (for example ISO standards 14001:Environmental / 18001: Health & Safety)
4. Quality Enhancement/Standards
4.1 Be confident with the NHBC regulations and Building Standards Regulations and ensure compliance.
4.2 Ensure the highest standards of finish are achieved for customers within agreed budgets and in the selecting of most suitable materials.
4.3 Help develop the documentation for Company Quality Standards and support the communication and roll out of these standards across projects.
5. General
Given the nature of the company being a small team and a rapidly growing organisation it is essential that the postholder has a flexible attitude with a willingness to support with other relevant tasks within their capabilities as requested by the Managing Director and/or Board.
